Partnering with University Student Living / The Michaels Organization and Clark Builders Group, Pyatok won a competitive RFQ and RFP process with the University of California at Davis in 2013.
The University planned to close their existing 2-story apartment structures on the Orchard Park site in the northwest corner of campus and replace them with up to 500 units of housing for graduate students, students with families, and new faculty. This variety of occupant needs led the USL team to design a community with three unique housing typologies. Faculty and staff would be provided two and three bedroom attached townhomes, with private garages at the perimeter of the project. Families would have flats and townhomes clustered in small communities that would provide defensible spaces, with easily monitored play areas and patios. Graduate students would have apartments in an elevator-served building, with study areas, lounges, and common laundry facilities. A large community building would be available for the entire development, with small group meeting rooms and a community kitchen. As the site would be privately managed, a leasing office and maintenance administrative building was placed near the main entry to the site.
Site sensitivity was especially crucial to this site and focused on stormwater control, retaining as much of the existing heritage oak tree canopy, and improving bike connectivity into and through the development.
