14th and Alice is located in an evolving arts and shopping district located at the intersection of the Chinatown and Lakeside neighborhoods along a critical stretch of 14th street connecting Downtown Oakland and Lake Merritt. This 7-story mixed-use project has tall retail fronts the full length of 14th street and two residential entries, one oriented towards Downtown and the 12th Street Bart station, and the second to the 14th street corridor and Lake Merritt.
Reflecting on the variety of Oakland’s downtown architecture, the design is expressed as two juxtaposed buildings that meet at the shared residential entries. The faceted façade along 14th street floats above the transparent storefront creating dynamic views and variation in reflected light along a busy commercial street. In contrast, along 13th street the building is composed of vertically proportioned elements creating a sense of repose that compliments the adjacent Post Office and Hotel Oakland.
Proposed amenities include a double height lobby lounge and fitness center, wide central courtyard and roof deck with social room overlooking the lake.
